Over the years our work in architectural design has taken us across the North West and North Wales where we have gained great experience and connections. We primarily work within these regions with property owners looking to achieve a creative and streamlined experience in bringing their projects to life.
We take clients through our six stage design process, starting with defining the brief and developing the concept design to the final handover of the completed build. Each stage has particular objectives and outputs to ensure a comprehensive and coordinated process resulting in a design output which is considered and refined.
RIBA Stage 1 – Preparation and Brief
This is where we develop your project brief, taking into consideration your objectives, budget and context. An on-site feasibility meeting is usually undertaken where we discuss design ideas, strategy and relevant contacts.
Once we have agreed a appointment for architectural services, we move forward with surveying work that will assist in the preparation of site drawings. Depending on the location and type of project to be undertaken, we may also need to arrange for a pre-app planning consultation with the local authority.
RIBA Stage 2- Concept Design
We begin this stage by looking at the site analysis to identify factors that may constrain or inspire the design. This can include the local environment, subjective responses to the site and planning policies. Initial design ideas are then be developed in both 2D and 3D formats to visualise ideas. The design is evolved and refined through an interactive design development process to create a final concept design for client approval.
RIBA Stage 3 – Spatial Coordination
Final concept designs are now formalised for planning approval, with consideration of sustainable design features. Once all documents are prepared and forwarded to the client for review and updating, they are then submitted to the local authority for approval. We may also prepare photo-realistic imagery and 3D printed models of the project.
RIBA Stage 4 – Technical Design
Here we undertake technical design work including creating detailed drawings and specifications for the project that will aid bidding contractors prepare their quotes. We also provide contacts of relevant additional consultants that may be needed for the project.
Our Clients are consulted on any preferences with regards strategy or specifications for the project. We also provide advice and recommendations during the tendering process and when identifying the most appropriate contractors and other consultants.
RIBA Stage 5 – Manufacturing and Construction
During Stage 5 we work with the preferred contractor to gain building control approval and ensure the technical design is compliant with building regulations. Regular on-site meetings can be conducted during this phase to monitor progress and address any challenges or changes. Often extra details or coordination is required which we carry out.
RIBA Stage 6 – Handover
This is the final stage when the project is handed back to the client with relevant documentation. We carry out a de-brief for the project team and feedback from the client is sought to aid future projects.
The project management services we provide are a personal service meant to help our clients gain better insight and control over the house build process. We provide professional advice, contacts, and oversight to the construction project, enabling our clients to leverage our expertise to ensure quality results. We make every effort to work closely with the build team and provide a clear and timely channel of communication so that our clients are kept fully aware of progress.
At the end of the project, we provide our clients with final documentation that includes a set of as-built drawings and specifications.
